HIFX with Sol Commercials - Bars for sale in Spain, cafes, restaurants, shops, offices, for sale, Costa del Sol, Spain

These are genuine questions asked by our clients on a regular basis:

Q:

Why are most businesses leasehold?

A:

Freeholds are very expensive in Spain, especially on the Costa del Sol. Most freeholds are owned by Spanish families who prefer to live off the rent obtained by leasing the property.

Q:  Can anyone buy a business in Spain?
Yes although it is much easier for EU citizens as no special work permit is required.
Q:  I have never worked in a bar before, will this be a problem?
A:

Not really. Running a bar in Spain is relatively easy although you do need to be prepared to work long hours. Some business experience always helps but you will have lots of help and advice here. You need to be happy working with people and enjoy yourself.

Q:  When I purchase a lease, can I sell this lease at any time?
A:  Yes.
Q:  Once I have bought a lease, do I have to pay any more lump sums of money?
A:  No. When the lease is renewed, you do not have to pay a lump sum again.
Q:  Are there bars with accommodation included?
A:

Not usually. Most bars come without accommodation and you will have to rent an apartment close by. Sol Commercials can help you find somewhere to live by introducing you to honest agents in the area.

Q:  How much will a rented apartment cost and are they furnished?
A:

On average, we say, allow 750 euros per month for an apartment. This will be a 2/3 bedroom, close to the sea and usually fully furnished. These are rented on a long term contract.

Q:  I don't speak Spanish - is this a problem?
A:

On the Costa del Sol, most Spanish people speak enough English to understand you. Although it is nice to learn Spanish, all suppliers speak English so you will manage perfectly well.

Q:  How do I find the right suppliers for may bar or business?
A:  When you buy through Sol Commercials, we will give you a printed booklet that lists all the suppliers along with recommended tradesmen.
Q:  I have heard nightmare stories about buying a bar in Spain - are they true?
A:

Some of them unfortunately are. There are ruthless agents in Spain who will sell you anything to make a commission. It is vital that the agent makes sure your business is legal and debt free. Sol Commercials have a very professional attitude towards this and will ensure that your business is legal and debt free. We will also advise you on the best type of business for you, in the best area. We want you to be happy and successful in your new life - that way we can still drink in your bar and hopefully sell the business for you when you decide to move on.

Q:  What is the cost of living like in Spain?
A:

In general the cost of living is much lower than the UK, up to 40% lower. Food, drink, cigarettes, eating out, clothing are all much cheaper.

Q:  Can I drive in Spain and buy a Spanish vehicle?
A:

Yes. Your UK photocard licence is fine for Spain. To buy a Spanish vehicle you have to have residencia. This is easy to obtain and your accountant/gestor will help you.

Q:  Is there any resentment of the English from Spaniards?
A:

No. In 17 years we have never seen any. The Spanish are comfortable with English people and are happy with the money being brought into the Costa del Sol which helps the overall economy.

Q:  Can I still buy English products in Spain?
A:

Yes. Most supermarkets now have a full range of English products although they can be expensive. There are also many English owned shops where goods are imported for foreign residents.

Q:  Can I bring my pets with me when I move to Spain?

Of course you can but there are special regulations. They will need a pet passport and a document confirming they are rabies free. Your vet will help you make all the necessary arrangements.

Q:  What about schools and education in Spain?
A:

There are two types of school in Spain; Private and State. You can send your children to either. Private education is paid for per term, State schools are free although you pay for materials and books. There are plenty of both types on the Costa del Sol and your children will soon feel at home. Sol Commercials will introduce you to people who have children at school and they will give you lots of advice and help.

Q:  Do I need to be qualified to handle food?
A:

Yes. You have to obtain a hygiene certificate. It costs around 50€ per person and is very easy to obtain. We make all the arrangements for you.

Q:  Can I change the name of a bar or business?
A:  Yes. It is a simple procedure and your lawyer will advise and help you do this..
Q:  What about accounts and taxes in Spain?
A:

We will give you contact details for accountants and advisors who will arrange to prepare your accounts for you. It is a complex matter but is not a problem for you if you use an accountant.

Q:  Are there any additional fees and hidden costs in buying a bar or other business in Spain?
A:

Sol Commercials believe our success is due to our honesty and the fact that our clients never get surprises. Our fees are paid by the seller, you pay the legal fees to the lawyer and other than your rent there are no more costs for the business transfer. We will ensure you are fully aware of ALL costs, before you buy.
